You find the home you want and bring it to us. We evaluate the property, confirm it qualifies for the program, and get to work structuring the deal. We loan 75% of the After Repair Value (ARV) — so your down payment varies based on the property, keeping things fair and deal-specific.

We Structure the Owner Finance Agreement

We create a legally binding Owner Finance Agreement. We hold the note — not the seller, not a bank. This agreement outlines your monthly payments, the 12-month term, and the full purchase price based on 75% of the ARV. Everything is documented, enforceable, and designed to protect you.

We Assign the Contract & Hold the Note

We assign that contract directly to you and we hold the note throughout the term. This makes us the legal party responsible for the agreement — giving you a structured, professional relationship rather than dealing with an individual seller.

You Move In & Repair Your Credit
